Causes and Consequences of Flat Roof Damage

While most flat roofing materials are built to withstand all sorts of environmental factors, that doesn’t mean that they are completely resistant to damage. Multiple variables can influence the durability of your flat roofing system, such as installation quality, age, maintenance frequency, and severe weather conditions like hail, high winds, and storms. Woodruff Roofing & Exteriors has experience with two of the most common types of flat roofing materials, TPO and EPDM, and has the ability to repair the various kinds of damage these roofs typically incur:

  • Punctures and Tears: Tree branches, hail, and other debris can scratch or puncture flat roofing materials. Tears or cuts can also occur as a result of foot traffic from maintenance or construction or due to sharp objects like tools and other equipment that were used.
  • Weather Damage: Missouri’s drastic weather conditions can cause problems for your flat roof. Heavy rains, hailstorms, strong winds, extreme heat, and excessive amounts of snow and ice can all lead to damage.
  • Seam Separation: Improper installation can lead to the seams of your flat roof loosening. Seams can also separate because of natural wear and tear or aging.
  • Blisters: Blisters form when air, gas, or moisture becomes trapped within roofing membranes and then pops. They are typically caused by adhesive breaking down or because of poor quality installation.
  • Poor Maintenance: Flat roofs can sustain damage if they aren’t properly maintained. Debris buildup, pooling water, and neglected leaks can all lead to bigger problems.
  • Aging: Although flat roofs are designed to last for many years, they do begin to break down over time, resulting in the degradation of roofing membranes and a loss of their reflectivity.
